At Landcor Data Corporation, we take every precaution to protect our users' information. When you submit sensitive information via our website, your information is protected both online and off-line. Landcor secures your website access using a premium encryption certificate, as indicated by the “green” status for the URL in your browser. Landcor maintains PCI DSS compliance through the use of a dedicated third-party provider. All credit card data is captured, transferred, and stored using security and audit measures that meet or exceed the requirements of the current PCI DSS specification. Non-credit card sensitive data is encrypted in transit, and is also stored in encrypted form within all of Landcor's data repositories. BC Assessment is an independent Crown corporation, established in 1974 by the Assessment Authority Act and the Assessment Act. BC Assessment's main focus is to classify and assess the market value of all property in British Columbia. BC Assessment defines market value as the price that would be expected if a property were to sell on the open market, and that both the buyer and the seller are fully informed about the property's features. |
Question: | What is an assessment? |
Answer: | According to BC Assessment, an assessment is the determination of a property's market value as of July 1 each year. The market value is the price expected if a reasonable amount of time is allowed to find a purchaser, and if both the seller and prospective buyer are fully informed. For assessment purposes in British Columbia, market value is the most probable price that an unencumbered property would sell for on the open market on July 1. |

Answer: | Yes. Landcor.com is available 24 hours a day, 7 days a week. |
Question: | Now that I have a Landcor report, do I still need someone to appraise my property? |
Answer: | Our valuation system can simulate a property appraisal, but it doesn't replace a full, in-person appraisal. It can't take into account details that require some sort of reasoning, such as the overall appeal of the house. However, it's a valuable tool to use alongside appraisals—and a solid starting point for valuating your property. |
Glossary of Terms
The definitions below are provided for your convenience, as general information regarding typical use of certain terms in the real estate industry. While these terms have these meanings when used in Landcor's reports, other documents may use these terms in other ways, and meaning may also change over time.
Actual Use Code/Type | Identifies the purpose or activity for which a property or a component of a property is being held or used. |
Agricultural Land Reserve Code | Indicates that a property is within the agricultural land reserve and whether it is subject to regulations. |
Assessed Improvements Value | The value of improvements for assessment purposes, determined as defined in the Assessment Act. These are the values that are printed on the roll as 'Actual Value - Buildings' and from which assessed improvement values are computed. |
Assessed Land Value | The value of land for assessment purposes, determined as defined in the Assessment Act. These are the values that are printed on the roll as 'Actual Value - Land' and from which assessed land values are computed. |
Assessed Values | The values used as a basis for property tax billing, computer-generated from the actual values. |
Assessment Area Code | Identifies the assessment area in which a parcel is located. The province is divided into 22 provincial assessment areas and a number of Indian Band assessment areas. For example Greater Victoria is area 01, and Westbank Indian Bank is Area 49. |
Average Sale | The aggregate sale figure divided by the number of sales used in the group. |
Block Number | A number used to identify a block that forms a part of the legal description. |
Cash Sale | A sale which the vendor receives all cash for his equity in a property. |
Certificate of Title (C/T) | A document signed by the Registrar certifying that the person named is entitled to the land described in fee simple, subject to any charges or encumbrances shown on the document. (See Land Title Act of British Columbia.) |
Conveyance | Any document by which interests in real property are transferred from one party to another. |
Conveyance Date | The date at which a property was conveyed; that is, the date an interest was registered in the Land Titles Office. |
Conveyance Price | The value for which the property was conveyed as reported by the Land Titles Office. |
Crown Land | Land owned by a province or by the federal government. |
Demolition Flag | Signifies that the structure has been demolished. |
District Lot Number | A number used to identify a district lot that forms part of the legal description. |
Document Number | A number used to identify the registration of a document of sale or other interest in a property or mobile home. This number is assigned by the Registrar of the Land Titles Office or the Mobile Home Registry Office. |
Effective Year | Indicates that a major renovation or addition has taken place and the year built no longer reflects the age or condition of the building. |
Electoral Area | A designated portion of the rural area of the regional district established to allow elected representatives to sit as members of the regional board on behalf of the taxpayers within their electoral area. |
Except Plan Number | A field in the fixed legal description that allows entry of plan numbers subdivided from the parent folio. |
Floor Area/Finished Area | Total of one-storey area, two-storey area, three-storey area, one-storey overhang area, two-storey overhang area, other sections area (except half storeys). |
Folio | A collection of data, identified by a roll number, that consists of ownership, value of identification and other information required for assessment purposes. The data in a folio usually describes one parcel and any improvements on that parcel. In some circumstances, however, a folio may describe multiple parcels and their improvements, or a portion of a parcel and/or the improvements on such a parcel. |
Improved | Refers to a folio that has one or more improvements, as opposed to one that describes land only. |
Improved Sale | The sale of a property on which is situated one or more improvements. |
Improvement Districts | Public corporate bodies which operate independently of regional districts or any other administrative jurisdiction. Improvement districts may provide such diverse services as fire protection, water service or dyking, sewers, utilities, street lighting, construction and operation of a hospital. |
Improvements | Those buildings and structures as defined in Section 1 of the Assessment Act. |
Indian Bank Codes | New area codes are being established for Indian Bands that have been incorporated - The new area code is determined by the assessment area normally assigned to the Indian band plus 30 e.g. AA23 becomes AA53 |
Indian Reserve Leases | Leases granted by the Ministry of Indian Affairs on behalf of an Indian Band, allowing use of Indian reserve land. |
Jurisdiction Code | Identifies the municipality or rural collectorate in which a parcel is located. |
Land | Includes land covered by water, quarries, sand and gravel, but does not include coal or other minerals. (Assessment Act) |
Land Area Dimension/Lot Size | The area of the land component. Dimensions are given in square fee, acres or in hectares. Maximum size is 999,999.999 (three decimal places). |
Land District Code | Identifies a land district that forms part of the legal description. |
Legal Description | Information used by the Land Titles Office to describe the identify of the parcel. |
Legal Subdivision Division | A number used to identify a legal subdivision that forms part of the legal description. |
Local Areas Codes | Areas established for such purposes as home nursing care, garbage collection and disposal, ambulance services, fire protection service, homes for senior citizens, the provision of real or personal property for pleasure, recreation or community uses by the public. Local areas can only be established in non-rural areas and do not relate in any way to regional districts or electoral areas. The creation of regional districts had reduced activity in the establishment of local areas, and there is no indication of an increase in the numbers of these areas in the future. |
Lot Number | A number used to identify a lot that forms part of the legal description. |
Manual Class Code/Type or Style/Quality | Identifies the structural characteristics of the improvements for a folio. Used to classify specific types of structural and/or architectural characteristics for administrative, valuation and statistical purposes. |
Manual Class Deviation | Manual Class Codes identifies the structural characteristics of the improvements for a folio. Used to classify specific types of structural and/or architectural characteristics for administrative, valuation and statistical purposes. My be assigned to a structure, or section of a building or a folio. When assigned to a folio. It is referred to as ""predominant"" Uses - differentiate use types (e.g. banks, hotels, strata housing, single family dwelling, barns, etc. - Stratify by construction class (commercial) or quality types (average, better, etc.) - Determine cost or market factors for cost approach value (RCNLD) |
Municipality | A city, district, township, town or village incorporated under the provisions of the Municipal Act of British Columbia. |
Neighbourhood Code | Identifies homogeneous geographic and economic neighbourhoods within a jurisdiction primarily for valuation purposes, i.e., sales studies, factoring, work programs, etc. The neighbourhood code is also used for administrative purposes. |
Non Sale | A conveyance with a sale price of $1. |
Parcel Number | A number used to identify any lot, block or other area in which land is held or into which land is subdivided. (See Land Titles Act) |
Permit Date | The date on which a building permit is issued. |
Permit Number | A number used to identify the building permit document. |
PID Number | The Parcel Identifier number is a unique number assigned to a property by the Land Title Office. |
Plan Number | A number assigned to a document that describes the subdivided parcels of land thereon as numbered lots, blocks, or parcels of a lot, block, district lot or section. Plans are numbered in consecutive sequence within each of several land registration districts and are registered in the respective Land Title Office under the name of the Surveyor General. |
Property Address | The address assigned to a property by the municipality, city or district. |
Property Class | The class that determines the level of taxation that a property is subject to, e.g. residential, utilities, etc. |
Property Sale | Sale of property legally registered according to the provisions of the Land Registry Act. |
Range | A unit of land area measurement laid out by government survey six miles wide and lying between two consecutive range lines. A range is occupied by a row of townships and provides one of the two coordinates used to identify townships. For example, all of the townships lying in the first range east of the principal meridian are designated as a range 1 east, abbreviated as R 1 E. The next range east would be R 2 E, and so on. Those ranges lying west of the principal meridian are designated as R 1 W, R 2 W, and so on. |
Range Number | A number used to identify a range that forms part of the legal description. |
Regional District | An administrative jurisdiction established under the Municipal Act to exercise a federated or centralized control over problems and projects that extend beyond municipal boundaries. The basic functions of a regional district are: regional and community planning; development of building regulations; establishment of special areas that - provide locals works and services to electoral areas or portions thereof; - contract works and services to municipalities and improvement districts; - provide grants-in-aid to electoral areas or portions thereof. |
Reject Sale Code | Identifies a sale that is not suitable for sales analysis and indicates the reason. |
Right-of-Way Plan | A plan that includes land or any interest in land acquired for the purpose of providing certain utility services. A right-of-way is essentially an easement without dominant tenement in favour of certain specific owners, i.e. the Crown, a municipality, a public utility corporation, a company. |
Roll Number | A number assigned to a folio. Each roll number is unique within a given jurisdiction in an assessment area. |
Sale Date | The date when a property was sold. The sale date will differ from the conveyance date if the sale was not registered at the Land Title Office until some time after completion. |
Sale Price | A sale value adjusted for: financing; chattels; trade; goodwill; leasehold interest; other reasons. |
Section Number | A number used to identify a section that forms part of the legal description. |
Strata Plan | A plan that shows land (or part of land) divided into two or more strata lots. |
Style/Quality or Manual Class Code/Type | Identifies the structural characteristics of the improvements for a folio. Used to classify specific types of structural and/or architectural characteristics for administrative, valuation and statistical purposes. |
Subdivision | The division of land into two or more parcels. |
Subdivision Plan | A plan that shows land divided into two or more parcels, or the consolidation of two or more parcels into a single parcel. |
Total Area | The total finished area of a main building excluding the basement. |
Township | A unit of land area measurement laid out by government survey six miles square, containing 36 sections and lying between one pair of township lines and one pair of range lines. Township is synonymous with congressional township and geographical township. |
Year Built | Is the original date when the property was completed and entered the Assessment roll. |
