New Westminster, BC, April 24, 2001 -- Landcor Data Corporation officially launched its new online service dedicated exclusively to providing affordable, up-to-date information based on assessment data from BC Assessment and other private sources.
The assessed values and related historical data for over 1.6 million homes and properties in British Columbia are now available through this new service at highly competitive prices.
"No other system in North America offers such high quality valuations for residential properties in such a wide market area," says Stan Hamilton, a professor of Urban Land Economics and Senior Associate Dean, Faculty of Commerce and Business Administration, University of British Columbia.
"Accuracy, timeliness, and coverage are three important hallmarks of a quality valuation system and the Landcor system provides all three."
The Landcor service enables users to quickly search a property and receive a Property Profiler report that includes the assessed value, lot size, finished area, year built, bedrooms, bathrooms, last four sales, an updated graph of neighbourhood sales and more.
"Our service provides a fast, highly accurate way of valuing and analysing properties throughout British Columbia, without having to spend a lot of time and money" says Landcor President Rudy Nielsen. "While this is a complete electronic appraisal, it is not intended to replace a traditional appraiser¹s on site inspection, but it does give consumers and professionals a competitive edge."
"Our powerful search engines can deliver that data in just a few mouse clicks over the Internet. And by enabling anyone to access the information electronically on a global scale, we believe this will serve to heighten local and international interest and demand for BC property."
All of the information provided by the service is easy to read and understand, thanks to user-friendly layouts and templates. It is important to note, however, that the Landcor site does not provide owner names or postal codes. In this manner, the privacy of individual owners is protected.
Nielsen himself is certainly no stranger to real estate and real estate valuation in British Columbia. With a diploma in Urban Land Economics and Appraising from UBC, he has decades of experience in all aspects of land appraisal. In 1972, Nielsen founded Niho Land and Cattle Company Ltd, which today owns one of the largest recreational land portfolios in BC.
In addition to the $5.95 Property Profiler, the Landcor online suite of products includes:
Property Valuator: This report provides an estimate of value for an individual residential property (i.e., a single family house, strata apartment unit, strata townhouse unit, or duplex unit) based on sales of comparable properties. Detailed property information on the subject property, as well as for the comparables used. Neighbourhood sales trends and sales history of the subject are also included.
Property Analyser: A powerful tool that searches all properties in user-selected areas that match characteristics defined by the user.
(E.g. Ever wanted to know how many vacant residential lots there are in North Vancouver or Kelowna? A: 2338 and 1103, respectively)
Sales Analyser: This tool examines sales activity (number of sales, total dollar volume and average transaction price) for user-defined types of properties in selected locations and over chosen time frames and reports graphs of those sales.
BC Market Monitor: This provides a FREE real-time evaluation of sales trends on both the whole province and in all the cities in BC. The Monitor graphs the last two years of sales activity (volume of sales) and is updated weekly.
Founded in 1988, Landcor is pioneering technological innovation by integrating the power of new database technology, tools and search engines, with comprehensive real estate and property valuation data.
